Prepare a Mortgage Income Conversation for a Self Employed Buyer

Buyers who work for themselves often ask which income number the lender will use before they have gathered a complete file. A mortgage banker can make the conversation useful by explaining the approved document process and avoiding tax or underwriting advice. Ask how long the business has operated, what records are available, and whether income, ownership, or business activity changed recently.
Dana owns a photography studio and has a strong booking calendar for the coming year. She asks whether future bookings will qualify her for a larger loan. Her banker says, “The review team considers the complete application and required documentation. I can show you how to prepare the current items.” He does not calculate a qualifying amount, interpret Dana’s tax return, or advise her to change deductions or business structure.
Point the buyer to the current approved checklist and explain the secure submission route. A request for additional statements, returns, or business records may be part of normal file review; it does not determine the outcome by itself. Encourage Dana to provide complete, accurate information and retain confirmation of each submission. If a document raises a tax or legal question, that belongs with her qualified advisor.
Set expectations for the next step: the lender reviews the records for the application and communicates any additional request through the approved channel. Ask Dana what documents she already has and who can help retrieve the rest. That creates a realistic preparation plan without suggesting that a promising season, a verbal estimate, or one document establishes eligibility. Good coaching gives the borrower control over collecting facts while preserving the review team’s responsibility for lending conclusions.
