Explore a Refinance Request Before Comparing Terms
Understand the borrower’s purpose and current process.
A refinance request may be about payment timing, operational flexibility, a maturing obligation, or simply a desire to compare options.
Keep comparison language anchored to the borrower’s goal. If they want predictability, ask what part of the existing obligation makes planning difficult. If they want flexibility, ask what decision they expect to make later. These questions clarify the request without recommending a course of action. The advisor can then describe the information needed for a formal comparison through the proper review process.
Picture a business owner comparing an existing equipment obligation with a possible new arrangement. They say they want “more room,” but that phrase could mean a different payment schedule, a maturing term, or less administrative work. The advisor can ask what event made the current arrangement difficult to manage and what the owner hopes would change. In practice, reward the rep for clarifying the goal before discussing documents. Keep the conversation focused on the information needed for formal review; only that review can determine whether a refinance is approved.
Ask what the borrower wants to change, what obligation is involved, and what decision date they are working toward. A fictional owner may be replacing a short-term equipment arrangement that no longer matches the useful life of the asset.
Do not quote terms, calculate savings, or say that refinancing is the right choice. Practice the question “What would need to be different for this review to be useful?”
Set an appropriate next step that explains required information, preserves the borrower’s choice about pursuing refinancing, and leaves the bank’s decision to the formal review.
