Qualify Laboratory Utility Needs Before Touring Space
Help a commercial tenant identify utility facts and specialist questions for lab space.
Laboratory users need more than square footage. Power, ventilation, water, waste handling, loading, and building rules can determine whether a site is worth a tour. A broker can turn broad equipment plans into a requirements list and request property information. Engineers, landlords, and qualified advisers answer technical, regulatory, and lease questions.
Keon’s startup needs benches for sample preparation. He tells broker Mira, “We only need 3,000 feet, but can this building handle our equipment?” Mira asks for the equipment list, electrical loads, exhaust needs, delivery size, and target move date. “I can request building information and arrange a tour with the right property contacts,” she says. “Your technical team should evaluate whether the infrastructure suits your use.” Keon realizes his scientist has not specified water and waste needs, so Mira adds her to the next call.
Mira does not conclude from a brochure that a building suits laboratory work or promise that permits will be available. She records which requirements are confirmed, which depend on tenant improvements, and who owns each answer. That gives the client a basis for comparing properties.
Practice by taking an equipment list and asking three operating questions before naming a building. Review whether the broker brought technical stakeholders into the process and kept every property statement tied to a current source.
