Discuss Wildfire Insurance Questions With Current Records
Prepare a seller to share verified property information without promising future coverage.
A seller in an area with wildfire exposure may want an agent to reassure every buyer about insurance. The useful approach is narrower: gather the seller’s available property records, identify the source of each statement, and leave coverage decisions to insurers and buyers’ advisers.
Hannah says her insurer renewed last year after she cleared brush near the garage. “Tell buyers they will be fine,” she tells agent Diego. Diego responds, “I can describe documented work and provide records you choose to share. Each buyer needs to ask an insurer about coverage and cost for their own situation.” Hannah finds invoices for vegetation work and photos taken before the work began. Diego asks whether there are permits, inspection reports, or disclosure materials that should be reviewed through the approved listing process.
Diego does not say the home is insurable or predict a premium. He also does not turn a past policy decision into a property certification. The listing can be accurate about observable features and supplied records while remaining clear about their limits.
Roleplay a buyer agent asking whether insurance will be easy. The listing agent should state what documents are available, direct the buyer to an insurer, and offer to send the materials through the transaction channel. A manager can check that the agent avoids adding an opinion about risk or future pricing.
