Andre records both scenarios and keeps the sketch open for review.
Andre avoids promising a permit, utility capacity, or construction schedule. He also keeps a distinction between equipment he observes and equipment that remains with the premises. A concise requirements sheet prevents a vivid tour from replacing diligence.
In roleplay, let a client say a former kitchen proves the site works. Have the broker ask about the new operation and identify two reviewers who need the property documents. Evaluate whether the next step gives the client facts before a letter of intent is drafted.
