A broker can make introductions, obtain public records, and keep the timeline visible, yet should avoid presenting technical or legal conclusions as property facts.
Practice with a buyer who wants a quick answer before submitting a letter of intent. The broker should ask which facts must be confirmed first and state how each will be obtained. Review the written recap for precise ownership: who requested the records, who will interpret them, and when the group will reassess the site. This approach keeps the project moving while preserving an honest record of open risk.
