Respond respectfully when an applicant asks how a prior record may affect a rental application.
An applicant may ask for a personal prediction after disclosing a prior eviction or credit concern. A leasing consultant should explain the published criteria and authorized review path without judging the person, changing a rule, or offering a likely outcome. Ask whether the applicant needs help locating the written process or understanding what information is requested.
In a fictional call, Darius says, “I had an eviction years ago that may be sealed. Can you tell me now if I will be denied? What if I pay more?” Consultant Mia says, “I cannot predict a decision or change the screening process in this conversation. Applications are reviewed under the property's documented criteria by the authorized team. I can show you where the criteria and any appeal information are provided.” Darius says he has a former landlord reference. Mia explains how to submit materials through the proper channel and does not tell him whether a reference will overcome any result. She also avoids discussing another applicant's outcome as a comparison.
Use respectful, consistent wording for every applicant. A manager can audit roleplays by listening for three elements: a clear statement of the process, no prediction of approval or denial, and a practical route to the next step. If required notices or follow-up questions arise, send them through the authorized team. The consultant's role is to make the process understandable while preserving a fair and documented review.
