Start with their closing date, property details, lender contact, roof age, and the documents they already have. Explain that quotes and binding depend on verified information and that the lender can confirm its own requirements.
Say: “We can start by collecting the home details and your closing timeline. I will prepare the information needed for the approved quote process, and you can confirm the lender’s document requirements directly with them. Let’s compare the deductible choices after the property facts are verified.”
When a buyer asks which option is best, avoid a blanket recommendation. Ask what amount they could pay themselves and what they want to understand, then use approved materials to explain the options. Do not say the lender will accept a document before the lender confirms it.
Practice an objection about the closing date: “I need this today.” Give a calm next step, name the needed facts, provide a realistic time for an update, and explain that the authorized team can confirm whether coverage has been bound.
